Oil tanks in a New Jersey home sale
Last updated 2026-10-13. Checked against the official sources listed at the end of this page. Not legal advice: confirm with the town and your attorney.

- No legal mandate to sweep. Tank sweeps are driven by buyers, lenders and insurers, not by statute.
- Closing a tank is regulated. Removing or abandoning an underground heating-oil tank in place must be done by a firm certified by NJDEP for UST closure (CLOSURE or HHO CLOSURE cert type), N.J.A.C. 7:14B (NJDEP Unregulated Heating Oil Tanks; FAQ).
- A closure firm can do remediation only if it is also certified for subsurface evaluation.
- Costs: sweeps are often quoted at about $200-$500 (estimate, unsourced). Removal and any remediation vary widely, so get written quotes.
We don't list certified UST closure firm yet. NJDEP publishes the official list through its own lookup tool: https://dep.nj.gov/srp/unregulated/. Providers can ask to be listed; we would verify against the official record.
